Neyrpic shopping mall, home to 110 brands, opens near Grenoble, France

The Neyrpic shopping mall has finally opened. The inauguration of the mall located in Saint-Martin-d’Hères, near Grenoble, France, originally scheduled for 2023, took place on October 2. It was eagerly awaited, being one of only a handful of new shopping malls opened in France this year. Neyrpic is owned by French commercial real estate developer Apsys, and it brings together 110 brands on a vast, 50,000-square-metre site, entirely redeveloped after being formerly home to factories and industrial buildings. Apsys’s objective is for Neyrpic to attract up to 7 million visitors each year.

“We designed Neyrpic as a place for everyday living and shared experiences, in line with today and tomorrow’s habits. At a time when our cities are facing socialisation and well-being challenges, we believe it is essential to co-create tailor-made, innovative venues that meet the local community’s expectations and are a benchmark in environmental terms,” said Maurice Bansay, founder and president of Apsys.

Several big international names in fashion have opened stores inside Neyrpic, such as Zara, with a 2,000-square-metre space, Mango, Bershka, and Stradivarius, as well as French brands like Sandro, Maje, Maison 123, Promod, Undiz, Caroll, Edji, Tape with the Eye, Balibaris, Celio and Jules. Among the accessories brands present at Neyrpic are Pandora, Swarovski and Jimmy Fairly.  

Apsys

Sportswear and streetwear are represented by Adidas, Foot Locker, Dockers, Blue Box and Boardriders, the multi-brand format featuring Quiksilver, Roxy and Billabong developed by the Beaumanoir group. Ninety-five percent of the spaces at Neyrpic have been sold, including to beauty chains like Sephora, Rituals, Nyx, Adopt’, AromaZone and Franck Provost.

A 10,000-square-metre area inside Neyrpic is reserved to leisure activities. It notably includes a Seven Squares complex (bowling alley, trampolines, and videogames), a climbing hall, a Fitness Park gym, a Fort Boyard adventure centre, and a six-screen cinema that will open at the end of 2026. In addition, there are 20 different restaurants.

Neyrpic, which has generated 800 jobs, was designed by architectural firm Maison Edouard François. Some of its long-standing buildings have been preserved, and green spaces have been added, as well as a dozen artworks, including sculptures and street art. The site is well connected to public transport, being served by two local tram lines and three bus lines. In addition, solar panels extending over 7,000 square metres have been installed on Neyrpic’s roofs. Building the shopping mall required an investment of €250 million, €200 million invested by Apsys and €50 million by the brands operating inside the mall.

Apsys now manages a portfolio of 39 shopping malls in France and Poland, valued overall at €2.3 billion. In recent years, Apsys opened the Steel mall in Saint-Étienne, the Muse mall in Metz, and the Boom Boom Villette centre in Paris, renovating and upgrading the Vill’up mall.
