Without the parking garage looming over piles of dirt and concrete, there would be no evidence that a huge mall once occupied space in Alexandria’s West End.
In the past several months, a huge amount of progress has been made on the land where the Landmark Mall used to be. Construction crews have mostly finished re-grading the site, and they have made significant progress on placing utilities infrastructure on the 51-acres at Van Dorn and Duke streets. The mid-street flyover ramp from Duke Street to the old mall has come down, a retaining wall is visible from North Van Dorn Street and there’s even an actual road cutting through the land.
Over the next several months, Foulger-Pratt will wrap up underground infrastructure construction, including stormwater systems, and roads.
Inova’s new hospital and trauma center has started construction already, and the facility will start welcoming patients in 2028. The rest of the site will be filled with a variety of retail, residential and civic uses built in phases between 2026 and 2032, depending on market conditions and other factors.
In early October, Van Metre Homes will go before Alexandria’s planning commission for conceptual permission to build 110 townhomes on the site, according to Washington Business Journal.
WBJ also summarized, “Permits have already been approved for the hospital (Blocks A, B, C and Q); mixed-use multifamily, medical office and retail (Blocks E and G); more mixed-use multifamily and retail (Blocks I and K); and public open space (Blocks F, N, R and P).”
To the confusion of some longtime residents of the West End (the neighborhoods mostly west of Quaker Lane in Alexandria), the new Landmark development will be called… WestEnd.
The current hospital at Seminary Road and Jordan Street will be demolished after the new hospital opens and will likely be replaced with housing.
