Berry Hill Plaza LLC, an affiliate of a New York City-based real estate investor group, purchased the two-story, 10,370-square-foot building on .40 acres at 15 Berry Hill Road in Oyster Bay for $2.8 million. Once occupied by a Goodyear tire store, the property was later redeveloped into a multi-tenant retail and office building. It now has four stores totaling 8,350 square feet on the ground level and two offices totaling 2,020 square feet on the second floor. The property, which has parking for 18 cars, currently has one retail space and one office space available. The sale price equates to about a 5 percent cap rate. Gary Ain of Realty Connect USA represented the buyer, as well as the Great Neck-based seller, DWL Holdings LLC, in the sales transaction.

Nouvini Investments, a Hicksville-based commercial real estate investment firm, purchased the 8,400-square-foot retail building on .47 acres at 233-241 Broadway in Greenlawn for $3.05 million. The 7-store strip center is 90 percent occupied with one 900-square-foot vacancy currently available.
The sale price equates to an 8 percent cap rate. Jerry Mancini, Clem Cesare and Frank Caporrino of Plainview-based Triple Net Brokers represented the buyer, as well as the seller, Greenlawn Broadway Properties LLC, in the sales transaction.

An affiliate of Lakeville Ambulette purchased a 6,380-square-foot industrial building on .27 acres at 19 Hanse Ave. in Freeport for $1.35 million. The two-story building, which has 1,320 square feet of office space on the second floor, was the long-time home of the George Basch Company, a maker of metal polish. This was the first time the property was offered for sale in almost 70 years.
