334 Lexington Ave., Oyster Bay

Jin Shou, owner of Pho & Grill Inc., purchased the China Gourmet restaurant and leased the 1,200-square-foot space at 334 Lexington Ave. in Oyster Bay where China Gourmet has been located for 30 years. Terms of the business sale were not disclosed. Shou, who owns and operates Pho & Grill in Flushing, plans to open another Pho & Grill at the Oyster Bay location on April 1. Giuseppe Gregorio and Nick Evangelista of NY Space Finders represented Shou, as well as the landlord, Hillel Properties, in the lease transaction.

 

430 Wireless Blvd., Hauppauge

Good Meats, LLC/Casanova Market Inc. purchased the 50,000-square-foot building on 5.48 acres at 430 Wireless Blvd. in Hauppauge for $19 million. The acquisition is part of a $20.5 million project that was assisted by economic incentives from the Suffolk County Industrial Development Agency. The project is expected to retain 82 full-time jobs and create 22 additional jobs with an initial payroll of more than $6.4 million, according to an IDA statement. Casanova Market Inc., a USDA-certified wholesaler specializing in certified meat, beef, poultry, fish, pork, and grocery products, began as a small retail store in Freeport 75 years ago before transitioning to a wholesale business that serves bodegas, delis, small grocery store, and restaurants. The company will be relocating its operations from a 16,000-square-foot facility in West Babylon to the Hauppauge property. John Giannuzzi and Nick Gallipoli of Cushman & Wakefield represented the buyer, while Phil Shwom of Schacker Realty represented the seller, 430 Wireless Blvd. LLC, in the Hauppauge sales transaction.

 

50 Wireless Blvd., Hauppauge

Universal Products, a cosmetics distributor, leased 15,000 square feet of industrial space at 50 Wireless Blvd. in Hauppauge. Doug Donatelli of Metro Realty Services represented the tenant, while Desmond Mullins, Jeffrey Schwartzberg and Jason Miller of Premier Commercial Real Estate represented the landlord, HK Realty LLC, in the lease transaction.

 

700 Chettic Ave., Copiague

Green Earth Duct Cleaning, Inc. leased 17,500 square feet of industrial space at 700 Chettic Ave. in Copiague. Jeffrey Schwartzberg and Jason Miller of Premier Commercial Real Estate represented the tenant, as well as the landlord, Irace Realty LLC, in the lease transaction.

 

377-387 Wyandanch Ave., West Babylon

Ashleigh Trading Ltd., an apparel wholesale company, purchased a 10,000-square-foot industrial building on 1.01 acres at 377-387 Wyandanch Ave. in West Babylon for $2.175 million. The property was delivered vacant and sold with plans to add an additional 7,644 square feet to replace a previously fire-damaged and demolished portion of the building, according to a broker on the deal. The buyer also plans on extensive renovations and relocating its business from Nassau County. Adriana Contavalle of TEK Realty Advisors represented the buyer, while Frank Posillico of FraNic Realty Corp. represented the seller, Associated Properties LLC, in the sales transaction.
