307 Christopher St., Ronkonkoma

Spotlight Bounce N Party Rentals leased 3,100 square feet of industrial space at 307 Christopher St. in Ronkonkoma. Michael Zere of Zere Real Estate Services represented the tenant, while the landlord, 301 Christopher LLC, was self-represented in the lease transaction.

 

303-325 Crossways Park Drive, Woodbury

EZ Interiors NY Inc., which does business as One Day Closets & Doors of Nassau, leased 1,456 square feet of office space at 303-325 Crossways Park Drive in Woodbury. James Parnes and Anthony Filipelli of Schacker Realty represented the tenant, while Franklin Zuckerbrot of Sholom & Zuckerbrot Realty represented the landlord, 325 TZ Property LLC, in the lease transaction.

 

50 Gordon Drive, Syosset

Uneeda Enterprises, a distributor of cleaning supplies, office materials and building maintenance products, leased a 29,700-square-foot industrial building on 1.75 acres at 50 Gordon Drive in Syosset. The building has about 6,000 square feet of office space. Established in 1964 as a small store front supply store, Uneeda Enterprises has grown into one of the largest janitorial supply companies in the New York metropolitan area. The company is relocating from Garden City. Phil Shwom of Schacker Realty represented the tenant, as well as the landlord, Gordon Drive Corp., in the lease transaction.

 

217 Main St., Farmingdale

Rejtrade Capital LLC, an affiliate of a Long Island-based commercial real estate investor, purchased the two-story, 2,783-square-foot building on .08 acres at 217 Main St. in Farmingdale for $950,000. The building has four single-room apartments above a 1,500-square-foot commercial space that was last occupied by The Republic tavern, which closed in Jan. 2024. A new tenant, Long Island bar-and-restaurant veteran Ross Finn, will be opening LI McGrath’s in the ground-floor space. LI McGrath’s, a sister pub to the McGrath’s in Galway, Ireland, is expected to open by the end of the month. Guy Canzoneri and Christian Standerwick of Berkshire Hathaway Commercial Services represented the buyer, as well as the seller, Main 217 Street LLC, in the sales transaction. The brokers also represented the tenant, RR massapequapark Inc., and the property’s new owner in the 10-year lease transaction.
