DENISON, Texas (KXII) – The city of Denison is working on upgrading its infrastructure to help support the upcoming $6 billion, 3,100 acre Preston Harbor development.
“It’s pretty incredible to have this big of a private investment in a community like Denison,” Denison CIP/Engineering Manager Fanchon Stearns said. “So we’re super excited.”
Right now, Denison is working to extend both water and sewer lines to the northwest corridor of the city.
“It’s about 26,000 linear feet of water line and about 29,000 linear feet of wastewater line,” Stearns said.
The city says it’s an investment that will support more than just Preston Harbor.
“There’s been a lot of interest in development over the years, but getting utilities out there is super expensive,” Stearns said. “Once utilities get out there, we anticipate seeing not only Preston Harbor, but a number of other developments start to move forward.”
It’s not just the lines either – those developments will also need more water, but the city says they’re prepared.
“I think mid 2025 we’ll be finishing up construction on our Lake Texoma raw water pump station,” Stearns said. “The full buildout of that pump station will be 50 million gallons. Our current pump station is about 8 million gallons.”
Construction on the Preston Harbor project is expected to start in the third quarter of 2025, and the city says they should have the infrastructure upgrades done before June 2026.
While it’s expected to take a minimum of 10 years to fully flesh out the 3,100 acres of homes, restaurants, retail, and the Margaritaville resort, Craig International CEO David Craig says they can’t wait to get started.
“We’ve already negotiated a site for fire and police, we’re in the middle of negotiations for the Denison ISD site,” Craig said. “So things are very positive right now. A lot of activity, a lot of interest, and we’re excited.”
