Grafton Plan Commission OKs Hawks Ridge Subdivision

GRAFTON — After feedback from the Grafton Plan Commission in March, developer Robert Tillmann revised his plans for a 100-acre residential development, and last week received the approval he was seeking.

The Hawks Ridge Subdivision will be located south of Cedar Creek Road and east of Keup Road. It will be immediately north of Stonewall Farms Subdivision Tillmann’s original proposal called for approximately 87 acres of 130 single- family lots and 7.4 acres of four-unit apartment buildings with 28 units.

Tillman brought back a new proposal for 7.4 acres of four-unit condominium buildings with 28 units, and 5.6 acres of village parkland.

Plan commissioners were cool to the idea of more apartment buildings. They also disliked Tillmann’s plans for six homes per acre and instead set it at four, with a 75 feet of frontage.

There is one access point into Stonewall Farms via Hawks Ridge Road and two access points to Cedar Creek Road. There are also access stubs to the south and west, according to information provided to the Plan Commission.

The proposed development was included in the July 20, 2021 Stonewall Farms Traffic Impact Analysis and was found to have “limited impact on traffic,” according to the report to the Plan Commission.

The development, like Stonewall Farms to the south, will be in the Cedarburg School District.

The development will be built in seven phases, with phase 1 starting this fall.
