During elections, the real estate market usually becomes slower. There are fewer new projects, and people who invest in real estate wait to see what happens after the elections. But how the Lok Sabha election affects the real estate sector is important.

“This means that expectations such as interest rates, taxes, and infrastructural constructions, which have a direct tie to the real estate market, will be affected by the election results. Potential opportunities for the industry may arise in the case when the government, is committed to increasing the level of ease of doing business and enacting policies that entice international investors, promote the industry, and attract more capital for both the residential and commercial segments”, said Anurag Goel, Director, Goel Ganga Developments.

He further said, “But, a tumultuous political environment and policy instability can restrain the flow of investment and reduce the pace of in new projects. The real estate sector mainly revolves around the need to have a stable and growing economy and this relies so much on the results of an election”.

Aman Gupta, director of RPS Group said, “The results of elections are one of the determinants of the further course of a country’s infrastructure development. A government’s vision and policies determine where resources will be directed, which projects will receive funding and attention, and how leaders will approach constructing efficient transport systems, electricity structures, and dependable communication networks”.

He added, “The existence of strong policy and clear leadership can enhance the chances of effective implementation of mega infrastructural projects; however, weak or divided policy may slow down or confuse the projects. Finally, voters decide who will be in charge of the development of assets responsible for the country’s economic growth, connection between provinces, and infrastructure quality for people.”

“The effect of the achieved outcomes of an election on infrastructure development is very significant. The idea of a sound bureaucracy in collaboration with an articulate and stable government will lead to the emergence of roads, rail lines, airports, and other forms of communications and technology that will promote economic developments as well as lead to a form of inclusive economic growth,” LC Mittal, Director, Motia Group.

LC Mittal added,”However, a new government is also likely to bring changes in focus, the development of which can halt projects in various stages, or introduce new measures that can distort the infrastructure landscape. This means that long-term planning of the infrastructure to match the country’s growth irrespective of election results should be a fright of the government’s precedence”.
