20 Miller Place, Syosset

Enlightened Group LLC, an affiliate of a Nassau County-based commercial real estate investor, purchased the 6,826-square-foot building on .17 acres at 20 Miller Place in Syosset for $1.75 million. The buyer will be occupying two floors in the building, while the seller will continue to occupy about 1,700 square feet, according to a broker on the deal. Dawn Gingold and Ron Koenigsberg of American Investment Properties represented the buyer, as well as the seller, Cav Pac Enterprises LLC, in the sales transaction.

15 Newtown Road, Plainview

North Shore Vacuum Cleaner Corp. leased 2,000 square feet of industrial space at 15 Newtown Road in Plainview. Michael Parnes and James Parnes of Schacker Realty represented the tenant, while the landlord, Cain Realty Management, was self-represented in the lease transaction.

111 Depot Road, Huntington Station

111 Depot Realty LLC, an affiliate of a Long Island-based commercial real estate investor, purchased an 11,865-square-foot building on 1.24 acres at 111 Depot Road in Huntington Station for $4.05 million. The property is leased to a CVS Drugstore on a lease term that’s been extended for 11 more years.

The sale price equates to a 7.16 percent cap rate. Matt Colantonio of Schuckman Realty represented the buyer, as well as the seller, 7024 Queens Boulevard LLC, in the sales transaction.

200-232 Middle Country Road, Middle Island

Horseblock Capital Trust, a Long Island-based commercial real estate investment firm, purchased an 18,440-square-foot building on 2.75 acres at 200-232 Middle Country Road in Middle Island for $3.9 million. The fully occupied retail property has four stores including a recently opened Dollar General store. The sale price equates to a 9.23 percent cap rate. Joe Angelini of Silber Investment Properties represented the buyer, while Blake Benitez, from Silber Investment Properties’ West Coast office in La Jolla, Calif., represented the seller, Middle Island Equities, in the sales transaction.

120 Gary Way, Ronkonkoma

F&W Electrical Contractors leased 2,500 square feet of industrial space at 120 Gary Way in Ronkonkoma. Michael Zere of Zere Real Estate Services represented the tenant, as well as the landlord, Gem Marc Corp., in the lease transaction.
