These 25 Dauphin County properties sold for $5M or more in 2024

There were 25 properties in Dauphin County in 2024 that were sold for more than $5 million, according to county records.

The list includes warehouses, shopping centers and hotels, among other properties.

Eleven of the properties sold for $11 million or more. Nine of those properties were warehouses.

There are 40 municipalities in Dauphin County. But only 10 of them in the county had transactions that were at least $5 million this year: Swatara Township (5); Lower Paxton Township (5); Harrisburg (4); Londonderry Township (4); Derry Township (2); Lower Swatara Township (2); East Hanover Township (1); West Hanover Township (1) and Middle Paxton Township (1).

25. Howard Johnson hotel – $5.8 million

The Faulkner Organization bought the former Howard Johnson by Wyndham Harrisburg at 473 Eisenhower Blvd. in Swatara Township from H& H International on March 1.

24. Hotel – $5.85 million

2444 Associates (Akash Patel, manager and member) sold the property at 7744 Linglestown Road in West Hanover Township to Lehigh County-based Lotus Hotels Harrisburg LLC/Sai Shradha LLC on Aug. 1.

23. Industrial property – $6.15 million

Towpath Valley Business Park Development Company/Tecumseh Redevelopment Inc. sold the properties on L Street, Front Street and Second Street in Steelton, and High Street in Swatara Township to Bedford County-based NESL LL LLC on Nov. 20.

22. Farmland – $6.34 million

Scott Schatz and Alyssa Schatz sold lot five at Red Hill Road in Middle Paxton Township to Cindy Jean Bohn on Feb. 28.

21. Multiple dwellings – $6 million

The estate of Melvin Ricker sold the property at 1563 Wood Road in Derry Township to Lebanon County-based TST Farms on Sept. 20.

Uptown Plaza

20. Uptown Plaza – $6.75 million

The 156,066-square-foot shopping center at 700 Division St. in Harrisburg was sold on March 6. Maryland-based America’s Realty LLC, which is led by its president and CEO, Carl Verstandig, purchased the property from Town Associates LP, a Delaware limited partnership. The 67-year-old shopping center sits on about 14 acres.

19. Office building – $6.77 million

EJM Investments (Eric Miller, member) sold the property at 1001 N. Sixth St. in Harrisburg to MYE Harrisburg Owner LLC on Dec. 10.

18. Hotel – $6.8 million

K88 Incorporated (Seema Patel, president) sold the hotel at 225 Bow Creek Road in East Hanover Township to Derry Township-based Bow Creek Hospitality on April 26.

17. Colonial Road properties – $7 million

The properties at 900, 904 Colonial Road and two other properties on Colonial Road in Lower Paxton Township were sold by Vanguard Realty Inc. and Eric Kessler on Oct. 29 to Susquehanna Township-based 904 Development Inc. A new $125 million housing development for seniors, Elizabeth Village is planned for the property at 904 Colonial Road. The 48-acre property will include 233 condominiums for seniors, 55-years-old and older.

16. Mixed-use property – $7 million

Grayson View Associates/Rey Inc. (Richard Yingst, president) sold the property at 1708 Fairmont Drive, L260 in Lower Paxton Township to Lower Paxton Township-based Fairmont Realty Partners on June 5.

15. Industrial property – $7 million

Hershey Car Barn LLP (Matthew Purcell, member) sold the property at 525 W. Chocolate Ave., rear, and 425 N. First St. in Derry Township, to Derry Township-based HSS Property Group LLC.

14. Colonial Park Mall – $8.8 million

The 64-year-old Colonial Park Mall at 4600 Jonestown Road in Lower Paxton Township was purchased in September by 4600 Jonestown Road LLC, a Pennsylvania liability company, which lists Zi Qian Zhang of Fall River, Massachusetts, as its owner. The mall was previously owned by Kohan Retail. A property on Price Avenue was also part of the transaction.

13. Warehouse – $9.3 million

The property at 6951 Allentown Blvd. in Lower Paxton Township was sold by Chicago-based First Industrial Realty to New Jersey-based Allentown Blvd Associates LLC (Joseph Teichman, executive vice president) in October.

12. Warehouse – $9.7 million

The property at 1351 Eisenhower Blvd. in Swatara Township was sold by Chicago-based First Industrial Realty to New Jersey-based Eisenhower Blvd Associates LLC (Joseph Teichman, executive vice president) in October.

11. Warehouse – $11.22 million

Maryland-based Prologis sold the property at 7195 Grayson Road in Swatara Township to Delaware County-based Exeter 7195 Grayson LLC on Sept. 11. Prologis purchased the property in 2019 from Liberty Property Trust.

10. Warehouse – $12 million

New York-based G&I IX 2000 N Union Inc LLC (Randy Forth, senior vice president) sold the property on Oct. 4 at 2000 N. Union St. in Lower Swatara Township to New York-based 2000 North Union Inc.

9. Hudson Building – $14.5 million

Mighty Group Holdings (Adam Maust, member) sold the properties at 2120, 2124, 2128 and 2130 Jefferson St.; 2119 Elizabeth Alley; 606, 608, 610, 612 and 620 Maclay St., and at 2101 N. 6th St. in Harrisburg to Harrisburg-based Pennsylvania Social Equity Land Trust Inc. on April 30. Mighty Group Holdings purchased the building in 2020.

8. Apartments – $21.5 million

The Todd Logan Revocable Trust, Trust of Allison Logan Levant, The Jamie Logan Revocable Trust, The Hollis Logan Revocable Trust and Taylor Park Trust of Martin H. Fishman sold the property at 2751 A Wilson Parkway in Harrisburg on Nov. 14 to Chester County-based Taylor Park Holdings.

7. Warehouse – $22.67 million

Maryland-based Prologis sold the property at 7253 Grayson Road in Swatara Township to Delaware County-based Exeter 7253 Grayson LLC on Sept. 11. Prologis purchased the property in 2019 from Liberty Property Trust.

6. Warehouse – $23.37 million

Maryland-based Prologis sold the property at 6455 Allentown Blvd. in Lower Paxton Township to Delaware County-based Exeter 6455 Allentown LLC on Sept. 11.

5. Warehouse – $32.95

The property on lot three on East Harrisburg Pike in Londonderry Township was sold by Core5 at Lytle Farms LLC to Massachusetts-based 1141 East Harrisburg Pike Investors LLC in September.

4. Middletown Logistics Center – $38 million

On May 13, Union Middletown LLC/Endurance Real Estate Group LLC based in Delaware County, sold the property at 2070 N. Union St., L1, in Lower Swatara Township to Atlanta-based Airef Middletown LC LLC/Ryan LLC. Last year, Ipex, a Canadian-based manufacturer and supplier of thermoplastic piping systems, opened a 251,000-square-foot distribution center at this location.

3. Warehouse – $45.4 million

Core 5 Industrial Partners sold the 305,870-square-foot warehouse at 3751 E. Harrisburg Pike in Londonderry Township to Atlanta-based MDH Partners. The building was built last year on the site of Saturday’s Market, the 62-year-old flea market, which closed on Nov. 30, 2019. Core 5 Industrial Partners is based in Atlanta, Georgia, and has a satellite office in Derry Township.

2. Warehouse – $91.5 million

Core5 Industrial Partners sold the property at 915 E. Harrisburg Pike in Londonderry Township to Boston-based NP Lytle Farm LLC in November. Core5 bought the property in 2020 for about $6.1 million. Core 5 Industrial Partners is based in Atlanta and has a satellite office in Derry Township.

EQT Exeter Real Estate Income Trust

1. Warehouse – $170 million

Delaware County-based EQT Exeter Real Estate Income Trust purchased the 1.2 million-square-foot facility at 3327 E. Harrisburg Pike in Londonderry Township near Middletown from Core 5 Industrial Partners on Aug. 15. The property is fully leased, according to EQT Exeter Real Estate Income Trust. The building was built last year, according to county property records. The 1.2 million-square-foot warehouse was built on an adjacent property to the site of the former Saturday’s Market.
